3rd
Party Plan Review

Independent NICET IV code compliance review of fire alarm drawings — catch problems before the fire marshal does.

What It Is

Catch Problems Before the Fire Marshal Does

3rd party plan review is an independent NICET IV code compliance analysis of fire alarm drawings — reviewing another engineer's or contractor's design for code compliance before or after AHJ submission. It's used by developers, general contractors, building owners, and AHJs who want an independent expert opinion.

A pre-submittal review from PCS can identify code deficiencies, design errors, and coordination problems before your drawings reach the fire marshal's desk — saving time, money, and the frustration of correction notices and resubmittal cycles.

FAQ

Plan Review FAQ

No. A NICET IV code review is a technical compliance analysis — it identifies whether the drawings meet NFPA 72 and applicable code requirements. A PE stamp is a licensed engineer's professional certification of the design for permitting purposes. These are different services. PCS provides NICET IV code review; for projects requiring a PE stamp, PCS can manage that coordination separately.

For most standard commercial projects, PCS can complete and deliver a plan review report within 5-7 business days. Complex or large projects may require 10 business days. Rush reviews may be available — contact PCS to discuss timeline requirements.

PCS can review existing correction notices, assess the drawings against the cited code sections, and help you develop a response strategy and corrected drawing set. Expert opinion letters for AHJ disputes are also available.

PCS's NICET IV engineers are familiar with NFPA 72 at the national level. For projects outside Utah, we can provide code compliance review against the national NFPA 72 edition, noting that local amendments may apply. Contact PCS to discuss out-of-state review requests.
