Multi-Family
& High-Rise Residential

Complete life safety and access systems for apartments, condominiums, and high-rise residential buildings across Utah.

Industry Overview

Protecting Residents. Supporting Property Operations.

Multi-family and high-rise residential properties require life safety systems that protect residents while being practical to maintain over the lifetime of the building. PCS has designed and installed fire alarm, suppression, access control, intercom, and ERRCS systems for apartment communities, condominium towers, and mixed-use residential developments across Utah.

For property management companies, PCS is an ideal partner: we install the systems, monitor them, service them annually, and handle fire extinguisher pickup and delivery across your portfolio — all under one relationship. Portfolio service agreements eliminate the need to manage multiple vendors across multiple properties.

Code & Compliance

  • NFPA 13R / 13D

Residential sprinkler standards for multi-family buildings based on height and occupant load.

  • IFC High-Rise Requirements

  • ADA: Accessible Units

Accessible units require visual notification appliances in bedrooms, bathrooms, and common areas.

  • ASME A17.1: Elevator

Elevator emergency communication required and must be monitored 24/7.

FAQ

Frequently Asked Questions

The applicable standard depends on height and construction type. NFPA 13D applies to one- and two-family dwellings and townhomes. NFPA 13R applies to residential occupancies up to four stories. NFPA 13 (full commercial standard) applies to buildings over four stories or those with commercial mixed-use components. PCS can determine which standard applies to your project.

Yes — and this is one of our specialties. PCS provides consolidated fire alarm monitoring, annual inspections, and fire extinguisher service across multi-property portfolios, with a single point of contact and consolidated compliance reporting for the entire portfolio.

Most Utah high-rise buildings (over 75 feet) require ERRCS under IFC Chapter 5. PCS can conduct a baseline radio survey to determine whether your building currently has adequate first responder signal coverage and, if not, design and install the required system.
